Its proximity to KLCC, Pavilion Kuala Lumpur, and the Conlay MRT Station anchors the tower within a highly connected urban fabric, offering guests and residents effortless mobility and an elevated sense of retreat within the city.
ARCHITECTURE
Imperial Lexis comes with a prestigious city-center address and strong MRT Kajang Line connectivity, enhanced by dual access points—street level from Jalan Kia Peng and upper-level entry from Changkat Kia Peng. The tower’s slender architectural profile accommodates both hotel suites and serviced residences within a unified vertical composition. A seven-storey podium consolidates recreational amenities, while the building’s 439 suites and residences are organised to maximise views, privacy, and spatial efficiency.
Resting above a four-level basement carpark, the tower’s podium establishes a refined urban frontage punctuated by elegantly proportioned ground and mezzanine lobbies. These arrival spaces frame the transition from the city into the building’s curated interior environment. Thoughtful circulation planning and a cohesive material palette contribute to a sophisticated podium experience that enhances functionality while reinforcing the building’s architectural identity.
The signature private plunge pool within each suite defines the project’s DNA, introducing an element of exclusivity and a sensory connection to water as a calming, restorative feature. The interior design blends contemporary forms with fluid lines, layered textures, and dynamic lighting to create an inviting atmosphere. The rooms offer spacious configurations with dual king-sized beds, en-suite bathrooms, direct pool access, and smart automation systems.
Crowning the tower, the rooftop level hosts a sky pool and recreational deck strategically oriented to capture panoramic views of the Kuala Lumpur skyline. This elevated retreat offers a serene escape from the city below. Complementing the leisure spaces, a 360-degree rooftop bar and a suspended skywalk create dramatic experiential moments, transforming the roof into a destination that celebrates height, perspective, and urban spectacle.
QUANTITY SURVEYING
We were tasked to provide comprehensive services during both the pre-contract and post-contract stages of a project.
At the pre-contract stage, services include preparing preliminary cost estimates, advising on project feasibility and budgeting, recommending appropriate procurement strategies, and developing detailed elemental cost plans. The team conducted cost checks throughout design development, provided value engineering input, and advised on the financial implications of design changes. Tender documentation services include preparing Bills of Quantities, preliminaries, and pricing documents, as well as assisting with tender queries, analysis, reporting, contractor recommendation, and negotiations.
During the post-contract stage, we monitored and controlled project costs, prepared monthly financial reports, valued work completed, recommended progress payments, assessed and priced variations, and evaluated contractor claims, including extension of time and loss and expense implications, ensuring effective financial management throughout construction.
