Sitting atop the well-known Johor Bahru City Centre (formerly Plaza Komtar), this redevelopment of office space within Menara JLand brings a fresh architectural landmark to the city.
ARCHITECTURE
Menara JLand, soaring above the revitalized Johor Bahru City Centre, is a striking addition to a cityscape long unchanged. The asymmetrical tower, designed as a contemporary urban sculpture, announces a new era of architectural ambition for Johor Bahru. Its dynamic geometry offers a shifting visual profile from every angle—whether approached by land or sea—and acts as a symbolic gateway to the city’s bustling core along Jalan Wong Ah Fook.
Crowning the tower are a series of public amenities rarely found in commercial buildings: a rooftop sky garden, restaurants, an observatory deck, and the iconic Sky Bridge—a cantilevered, curved glass structure offering panoramic views 150 metres above ground. This experiential layer transforms Menara JLand into both a civic destination and tourist attraction.
ENVIRONMENT
Beyond its form and function, the tower exemplifies energy efficiency, achieving a dramatic reduction in building energy intensity from 212 to 82 kWh/m²/year and ultimately achieving the prestigious GBI Gold rating. This results in a running cost reduction from RM 2 million to just RM 500,000 annually, establishing a new benchmark for high-performance buildings in Malaysia. Menara JLand is more than a tower—it is a symbol of progress, connectivity, and sustainable urban reinvention.
